Subconsultant for the structural, mechanical, electrical, and plumbing engineering for a 40,670 sf one-story mixed-use facility. The multi-tenant facility will accommodate financial institutions, small business, mercantile, retail, and university athletics operations. Construction is being completed in phases.
Structural design incorporated slab-on grade shallow spread footing foundations, structural steel framing, steel joists with metal deck roof framing, and light gage metal framing and masonry infill.
Phase I, constructed in 2012, included the complete site construction for utilities, parking, and storm sewer system; construction of the shell for Lots 1-4; and construction of all sub-grade foundations for the entire development.
Phase II was constructed in 2013 and included the shell of Lots 6 and 7.
Phase III was the construction of Lot 5 and the interior build-out of Lots 6 and 7. Lots 6 and 7 will house office space, retail space, and a loading dock, as well as locker rooms, weight rooms, wrestling gym, showers, and restrooms for a new 31,200 square foot fitness and wrestling center for McKendree University.
Structural and MEP design was carefully coordinated with the other design professionals to ensure the initial construction accounted for the future phases of work and expansion of the facility in Phase II and other subsequent phases. The roof system was designed for flexibility in supporting equipment of future tenants.
